THREE OPTIONS FOR RESTORATION

  • OPTION 1 -Full Restoration, Olde Windows/Entrance Doors

    Objectives/Goals: full-function, ease-of-use, decades of service & joy, minimal maintenance and enduring longevity (depending upon exposure) and unmatched aesthetics.

    • Removal of Sashes and their accessories for shop-based restoration

    • Window frames strategically de-leaded and “weatherized” or secured

    • Full sash stripping & de-leading,, glass removal, and hardware removal

    • Glass and hardware inventories, cleaning, and replacement as desired/needed

    • Sash joinery stabilized and sash repairs, cosmetic and structural

    • Sashes prepared/modified for historic interlocking/hard metal weather strip

    • Rough & Finish sanding - 6 rounds 

    • Glass re-glazed or replaced, properly back-bedded & finished professionally

    • Hardware oiled

    • Finish painting & finish staining w/ sealant

    • Re-installation of fully-restored sashes with their accessories, new cotton cord (Samson Spot #8) or chains, sash balancing, new weather strip, stops and original or new hardware

    • On-site glass cleaning and paint/finish touch up

    NOTE: Costs are dependent upon the type of window; i.e. window configuration & possible Change Orders.

  • OPTION 2 - Partial Restoration, Olde Windows/Entrance Doors

    Objectives & Goals: full-function, ease-of-use, possibly 10-15 years of service without significant maintenance (depending upon exposure), & limited aesthetics,

    • Removal of sashes and their accessories for shop-based restoration

    • Window frames strategically de-leaded and “weatherized” or secured

    • “Loose” sash materials removed (paint and/or glazing)

    • Sash joinery stabilized and sash repairs, cosmetic and structural

    • Sashes prepared/modified for historic interlocking/hard metal weather-strip

    • Sashes sanded appropriately for new finish painting

    • Sash accessories prepared for re-installation

    • Olde hardware cleaned

    • Sash stops cleaned/re-coated after light sanding

    • New parting stops prepared

    • Sash finish painted (2 coats) with required sanding

    • Stain coats re-sealed

    • Sash edges prepped and sealed

    • Re-installation of partially-restored sashes with their accessories, new cotton sash cords or chains, sash balancing, new weather strip, stops, and original or new hardware

    • On-site glass cleaning and paint/finish touch up

    NOTE: Costs are dependent upon the type of double-hung, i.e. window configuration & possible Change Order.

  • OPTION 3 - Mechanical Tune-Up, Olde Windows/Entrance Doors

    Objectives & Goals: full functionality without an improvement in aesthetics (i.e., no painting/caulking).

    • Sashes are “liberated” or freed-up & removed for “improvements”

    • Parting stops can be cleaned/de-leaded or replaced

    • Any broken glass is removed, cleaned at the glazing area, sealant applied to rabbet, new glass (antique, reproduction antique, or new DSB) cut and re-glazed back into the sash

    • Cleaning or adjusting of hardware as needed for proper function (pulleys, sash locks, sash weights

    • New cotton sash cords (Samson Spot Cord #8) or new chains

    • New or replacement weather strip installed

    • Cleaning of sash edges for better function (sanding & linseed oiling)

    • “Sizing” of sashes for better fit to their window frames

    • EPA lead dust controls/protocols applied as required

    • Minor repairs can sometimes be accommodated

    • No wholesale re-glazing

    • Options for strategic stripping of frames for leaded-paint removal
